Job Summary: Accountable for supporting Real Estate Director during property acquisition, lease negotiations and development. Key functions include early site planning, feasibility budgets, conducting due diligence, securing entitlements, with periodic work on H-E- B owned properties, leased properties and joint venture partnerships.
Essential Functions / Process Responsibilities include the following; other duties may be assigned as necessary
-Responsible for initial site planning efforts, including locations of site signage identifying opportunities for efficiencies
-Accountable for creating development schedules for real estate functions, including entitlements, offsite scope and conducting permitting strategy sessions
-Supports Real Estate Director during acquisition and lease negotiations by managing due diligence tasks to identify and mitigate project risk
-Negotiates and oversees terms of Site Development Agreements, declaration of easements, covenants, conditions and restrictions, shared cost estimates, schedules, and other contract documents in conjunction with Real Estate Director
-Manages the Site Development Agreements and associated reimbursements including but not limited to 380, TIRZ, MUD, etc. in conjunction with Real Estate Director
-Negotiates lease exhibits, schedules, delineation of scope of work to drive efficiencies for HEB with landlords on leased properties
-Reviews proformas in conjunction with Real Estate Director and signoff packages for approval of capital funding by Leadership
-Negotiates and approves consultant proposals, ensuring competitive pricing, manages consultant invoices during predevelopment phase
-Prepares and manages predevelopment project budget and related expenses for the Real Estate Department
-Conducts Alignment Meetings
-Conducts Real Estate handoff to Design and Construction
-Manages surveys and plats initiated and paid for by the Real Estate department
-Attends and presents at public meetings to procure entitlements associated with project development
-Manages all neighborhood concerns until the start of construction after which will act as an advisor to Construction and Public Affairs
Education and Experience preferred
- A related degree or comparable formal training, certification, or work experience
-5 years of experience in a technical real estate development role in commercial real estate, preferably with retail experience
-Working knowledge and experience in budgeting and expense tracking
-Working knowledge and experience in Real Estate acquisition and lease negotiations
Key Competencies preferred
-Moderate PC skills including MS Office, Bluebeam, CAD, as well as computer software programs required by the job
-Strong analytical, organization and project management skills
-Effective written and verbal communication and presentation skills
-Strong negotiation and influencing skills
-Ability to manage, develop and motivate outside consults and services providers
-Excellent leadership and teamwork skills
-Demonstrated ability to develop innovative solutions to complex or costly issues
Physical and Other Requirements
- Function in a fast-paced, retail, office environment
- Travel by car or airplane with overnight stays
- Work extended hours
