Job Summary: Oversees the Real Estate due diligence activities for the development of new store projects, store remodels and real estate projects and periodic work on H-E-B owned properties, leased properties and joint venture partnerships.
Essential Functions / Process Responsibilities include the following; other duties may be assigned as necessary
- Performs the essential functions and process responsibilities of the Due Diligence Mgr I plus the following:
- Negotiates terms of Site Development Agreements; Declarations of Easements, covenants, Conditions and Restrictions; and other contract documents in conjunction and leadership with Real Estate Director
- Manages the process and provides input and confirmation of proformas and signoff packages for approval of capital funding by Regional Team and Vice President, Real Estate Committee
- Negotiates contracts, approve proposals and process invoices for consultants used during due diligence.
- Prepares and tracks a Due Diligence budget for each project and related expenses for the real estate department
- Manages the development agreements
- Manages the surveys initiated and paid for by the Real Estate department
- Manages all neighborhood concerns until the start of construction after which will act as an advisor to Construction and Public Affairs
- Manages the planning and location of site signs
Education and Experience preferred
- A related degree or comparable formal training, certification, or work experience
- 6-8 yrs experience in due diligence role at a development company or in retail
- Moderate PC skills including Microsoft Office Suite software, as well as computer software programs required by the job
- Working knowledge and experience in budgeting and expense tracking
- Working knowledge and experience in Real Estate
